Leaking water lines are becoming more common as our 30-year old development ages.
The HOA is not responsible for water lines and insurance carriers are often useless uhless there is observable damage
to the interior, and even then we cannot trust any insurance can be depended upon unless you have specifically added
water line protection to your policy if it is available.
If you experience a leak contact both the HOA Agent shown here and your personal policy carrier.
Recently there has been a great deal of uninvited excavation by the Township to install the Glofiber optical lines
along with an increase of complaints of water line failure outside of our homes so this should be mentioned.


How's your pavement?
Pavement replacement after the Glofiber work in several cases has either not been adequately accomplished or has damaged the existing pavement.

IS YOUR HOME INSURED AGAINST DAMAGE?

Although Stonebridge carries group insurance it is mainly to insure against catastrophic damage that would require rebuilding. There is a $5,000.00 deductible, and may provide some coverage but does not cover

additions or improvements from the original construction, and does not cover lack of maintenance on the homeowner's part. Homeowners should always carry a separate policy available through an Agent of your choice. Do not wait, be smart, things happen, and you could find yourself with a very hefty repair bill!

Snow must be removed from walks within 24 hours after snowfall endsor you may receive fines from the Township.

 

ATTENTION: Dover Township Ordinance 2020-06  regarding Street Obstructions and Overhanging Trees.
Some of the obstructions have been defined as the following:

1. Basketball nets/hockey goals within street right-of-way
2. Tree Limbs hanging lower than 15’ over the street cartway or 9’ above a sidewalk
3. Dumpsters/storage containers illegally parked on the street.
4. Mulch/construction materials/grass clippings placed on public streets.

5. Unattached trailers parked in the street.
An update to this Ordinance will allow the Township to more effectively deal with violations of this Chapter.
General motorists need a safe, unobstructed way to navigate the streets of Dover Township while delivery trucks, tractor trailers,
and RV’s need an unobstructed lane of travel free of overhanging limbs.

ANNUAL INSPECTION WALK-AROUND
The Board has agreed to eliminate the annual walk-around for several reasons.
1. No one wants to do it.
2. It often results in homeowners ignoring the letters which in itself is expensive and time-consuming.
3. Minor infractions are not worth pursuing if homeowners do not take personal pride in maintaining their home and grounds.

In future if a board member notices a fineable offense the homeowner will be issued a warning.
If another homeowner complains it will be investigated but we expect the complaintant to provide their name and address.
If ignored fines will commence and accrue until reaching a point that legal action can be instituted.
All fines and resulting attorney fees will be paid along with the violation still having to be fixed.

This does not mean that you do not have a responsibility to keep your property looking presentable, clean, and tended.
If it reaches a point where the appearence of your exterior is offensive, you will receive a notice and be fined if ignored.
